My Last Open House…

I remember it well. The sun was shining. Birds were chirping. There was even the scent of freshly blooming flowers in the air.

I put signs up all over town. With balloons. Filled with helium. Matching the color of our company logo.

I stayed up for 2 days making cookies and cupcakes. Oatmeal, chocolate chip, snickerdoodles. I can still taste the pink icing and sprinkles. Yumm.

I took out a half-page ad in the local newspaper. Full color. Huge picture of me in the corner. Nice.

I knocked on every door for 75 houses in every direction. I started on a Tuesday. At 5:30am. Some people answered. Some didn’t. I was glad.

I wrote 37 blogs about it starting in the middle of Winter. Blogs with maps and directions. Blogs about amenities. Bedrooms. Bathrooms. Property lines. Types of grasses.

I paid for a marching band and a parade to lead people toward the house. It was expensive. But not as expensive as the hot air balloon rides and the Blue Angels flying overhead every 12 minutes. Man, are they loud!

I had everyone sign in. I made copies of their drivers licenses. I fingerprinted them. I even separated their kids from them to ask questions like “what is your mom’s cell phone number” and “if you tell me your address, I’ll give you a juice box.”

Did I mention that I held this house open for 72 hours straight? I also had a live feed you could watch online. I exercised in between customers. I drank a LOT of coffee. Three news trucks and a Congressman showed up. Not all at the same time, though.

In the end, I had 3 entire books filled with names, addresses, emails, phone numbers (home and cell), bank statements, pre-approval letters, birth certificates, you name it.

1,700+ potential clients.

Not one that I ever sold a house to.

Kimberly, thanks. They were "almost" tollerable when there was football on tv, but other than that, you can only do so much wandering around the house.

Jessica, you should've seen it! I had to convince the local prison to have their convicts come out and clean it up. It took 3 weeks. I won't even mention the port-o-potties!

So open houses are a waste of time? I tend to agree. I dont like doing them sometimes I do them to get some bodies through a house thats not moving.

Eric, so funny..i do not think open houses are a waste at all...it brings me clients if not for that home others and i sold 2 homes last year at open houses...has to be the right home for sure & yes, I did have the Blue Angels do the thrill overhead.

I have not done an Open House in over eight years. I did it when I first started real estate because I needed to generate business. Now, I do everything online and networking. We all have to start somewhere in real estate. Great blog-Best to you.

Eric, too funny!  I'm tempted to send it to a previous seller-customer of mine who thought I should do open houses... he's now got another agent doing just that when a price reduction would have yielded better results.   On another note... at least your open house had people come through the door... now that's success that should not be discounted!  :-)

I've never done an open house but I've read two posts just today implying what a waste of time they are so I don't feel the rush to run out and have one. Fortunately I've never had a Seller on my butt asking why.

Is California the only place these things work? I've never seen an episode of Selling LA where they didn't hold an open house : )

I had about 30 groups through my open house last Sunday and got the names of 6 legitimate buyers who were shopping without agents and asked for my help. Let's see, I could sit on my butt and watch NASCAR on Sundays and make the assumption that open houses don't work, or I can get dressed, go to work and make something happen. I guess I know what most of you choose to do based on the comments.

Funny post Eric! Out here in Colorado they seem to work fairly well(When we're not suffering from a blizzard). I just held one this Sunday and got a nice buyer lead out of it. Not a complete waste of three hours, plus I can blog and make phone calls while I'm waiting. Thanks for the morning laughs!

Hi Eric, dedication and beyond the call of open house duty..LOL. Yeah, they can be fickle as one person said...but hey, it's all about what you like to do personally in your biz. Some hate em...others like me while not loving them, do them because they work for me. I"m closing this Friday on a home from a couple I met holding an open house. Your post is funny  and it does remind me of my first open...I no longer bake cookies or use balloons ( I end up eating them..cookies..not balloons). Thanks for the smile :)

We did not book the blue angels at our last open house -- they were already booked --- oh wait , must have been the same weekend you held your last one and the angels were booked for yours. Some markets may have luck with them -- but any we ever had were a complete waste of time and effort. Our 2 cents.

Eric, you shouldn't hold back so much. Tell us how you really feel. Too funny. Obviously, you don't like open houses. I do just as a way to get out and meet buyers. My two highest sales were both a result of working an open house. Hard to beat that.

Everytime I do all this (never leave out the flyover, fyi) they work great, that was just a fluke, so don't get discouraged - just do that every weekend, two to four times, and you will sell a house. LOL!!!

I guess I have had better luck with open houses as I've gotten 4 sales directly as a result of open houses I've had. But, that was in a condo conversion project that I had a few years ago. Made an office right in the middle of the project.

Dude, get with it. Don't copy their Driver's License, just scan their embedded micro-chip. 

ohhhhhhhhh - I see, that Open House was BEFORE the micro-chips....neverrrrr mind!
