Real Estate, etc... by Eric Michael: My Last Open House…

My Last Open House…

My Last Open House…

I remember it well. The sun was shining. Birds were chirping. There was even the scent of freshly blooming flowers in the air.

I put signs up all over town. With balloons. Filled with helium. Matching the color of our company logo.

I stayed up for 2 days making cookies and cupcakes. Oatmeal, chocolate chip, snickerdoodles. I can still taste the pink icing and sprinkles. Yumm.

I took out a half-page ad in the local newspaper. Full color. Huge picture of me in the corner. Nice.

I knocked on every door for 75 houses in every direction. I started on a Tuesday. At 5:30am. Some people answered. Some didn’t. I was glad.

I wrote 37 blogs about it starting in the middle of Winter. Blogs with maps and directions. Blogs about amenities. Bedrooms. Bathrooms. Property lines. Types of grasses.

I paid for a marching band and a parade to lead people toward the house. It was expensive. But not as expensive as the hot air balloon rides and the Blue Angels flying overhead every 12 minutes. Man, are they loud!

I had everyone sign in. I made copies of their drivers licenses. I fingerprinted them. I even separated their kids from them to ask questions like “what is your mom’s cell phone number” and “if you tell me your address, I’ll give you a juice box.”

Did I mention that I held this house open for 72 hours straight? I also had a live feed you could watch online. I exercised in between customers. I drank a LOT of coffee. Three news trucks and a Congressman showed up. Not all at the same time, though.

In the end, I had 3 entire books filled with names, addresses, emails, phone numbers (home and cell), bank statements, pre-approval letters, birth certificates, you name it.

1,700+ potential clients.

Not one that I ever sold a house to.

THAT was My Last Open House…

I have to type enough words to get my 25 points.

By the way I also suggested it.  Frankly it's funny as hell... which is better than a couple of other things I've seen featured lately.  I needed this sort of laugh today.  Thanks sweetness.

Jared, bold AND all caps? Wow. Thanks, man!

Kristin, Jared is pretty fast at pulling the trigger. You sure you beat him?

BLiz, I think it is, thanks.

Susan, it's a love/hate relationship with open houses.

Christine, this had nothing to do with you, I promise!

Cindy, thanks. I appreciate it.

CIndy (notice the Cap "I" in this CIndy's name), thanks! It was fun writing.

Susan, thank you.

Greg, yes, I am.

Leslie, that was in a previous open house. We spayed and neutered them on the patio.

Stephanie, (read comment above then add...) Right next to the BBQ that had 14 different kinds of meat.

Rich, thanks. Means a lot coming from you.

Tammy, thanks! we'll see if it makes the list or not.

Melissa, I love making people laugh! Glad it worked.

Eric, too funny!  I'm tempted to send it to a previous seller-customer of mine who thought I should do open houses... he's now got another agent doing just that when a price reduction would have yielded better results.   On another note... at least your open house had people come through the door... now that's success that should not be discounted!  :-)

I've never done an open house but I've read two posts just today implying what a waste of time they are so I don't feel the rush to run out and have one. Fortunately I've never had a Seller on my butt asking why.

I had about 30 groups through my open house last Sunday and got the names of 6 legitimate buyers who were shopping without agents and asked for my help. Let's see, I could sit on my butt and watch NASCAR on Sundays and make the assumption that open houses don't work, or I can get dressed, go to work and make something happen. I guess I know what most of you choose to do based on the comments.

Funny post Eric! Out here in Colorado they seem to work fairly well(When we're not suffering from a blizzard). I just held one this Sunday and got a nice buyer lead out of it. Hi Eric, dedication and beyond the call of open house duty..LOL. Yeah, they can be fickle as one person said...but hey, it's all about what you like to do personally in your biz. Some hate em...others like me while not loving them, do them because they work for me. I"m closing this Friday on a home from a couple I met holding an open house. We did not book the blue angels at our last open house -- they were already booked --- oh wait , must have been the same weekend you held your last one and the angels were booked for yours. Some markets may have luck with them -- but any we ever had were a complete waste of time and effort. Our 2 cents.

Invisible person, I forgot about that blog. I'm still gonna write it.

Cheryl, I don't have a problem either way with them.

Ginny, I'm sure they work sometimes. Just not for me.

Judi, I had limos for that. Thanks.

Harry, thanks. It's not a bad place to start.

Jackie, hope the rest of your day went well, too.

David, seems a person or two didn't appreciate the humor.

Richard, I was thinking gourmet pizza's baked right there in the fire place.

Michael, you're welcome.

Brenda, that's an awesome compliment! Thanks!

Ron, it was a slight exaggeration. Slight.

Ed, I can give free tours anytime, and the one-on-one works better for me.

Michael, I couldn't decide whether to give cars or Hawaii trips away. So I did neither.

Shirley, thanks.

Margie, the internet is an open house 24 hours a day, 7 days a week. Hint hint.

Emmary, this was before the food truck fad. Might've helped though.

Bruce, thanks. Are open houses or buyers themselves more fickle?

Andrew, welcome back. I'm not making any assuption whatsoever. This seems to have hit a nerve with you.

Matthew, thanks. Sometimes they work, sometimes they Really Work. Just ask Andrew (above).

Richie, thanks for the nomination, pal. I appreciate it!

Cindy, if they worked for me, I'd always do them. There just seems to be other things that work better for me.

Bob and Carolin, maybe some other markets work better. I'm with you.

Tammie, I don't not like open houses. I get to meet other agents when I walk thru them :)

Chris Ann, I'll take that as a compliment.

David, thanks, but I'm not convinced either way.

Amanda F Hall, I'm glad that you get it, and that you like them. I'd come to your open house any day.

Barbara, I have a feeling that blogging has something to do with your open houses, too.

Mike, go big or go hom, right?

Lisa, I'm glad you liked it. We don't have to work every day, do we?
